Form N (Annual Report)
Form N is the annual report that the managing committee of a Maharashtra co-operative housing society must present to members at the Annual General Meeting (AGM) and file with the Registrar.
What is Form N (Annual Report)?
Form N contains the society's annual narrative — activities of the managing committee, decisions taken, financial summary, audit compliance, and plans for the coming year. It accompanies the audited accounts presented at the AGM.
Unlike Form J (auditor's report), Form N is prepared by the committee. It is the committee's account of stewardship for the year.
Why it matters
Members are entitled to receive Form N before the AGM so they can review committee performance. Non-distribution can be grounds for questioning the AGM's validity.
The Registrar uses Form N filings to track society activity and identify dormant or defaulting societies.
Legal & regulatory context
Rule 66A of the Maharashtra Co-operative Societies Rules prescribes Form N. It must be filed with the Registrar within 30 days of the AGM.
The annual report must include audited financial statements, audit grade from Form J, and details of major expenditures, investments, and outstanding loans.
